“New build” doesn't always mean waiting months for a house to be built from the ground up.

You may find:

  • Inventory homes currently under construction
  • To-be-built homes where you select a homesite and floor plan
  • More customized options that give you greater control over the finished home

If you need to move quickly, you don't necessarily have to rule out new construction.

A builder may not dramatically reduce the advertised price but could offer incentives that make a meaningful difference in your monthly payment or total cash needed to close. That's why we compare the entire offer, not just the price on the sign.

🔨 3. Know What's Actually Included

That beautiful model home? It may have significantly more upgrades than the base version of the house. Before falling in love with a floor plan, find out what's standard and what's considered an upgrade.

Things like flooring, countertops, cabinetry, lighting, fireplaces, extended patios and even structural options can increase the final price.

The goal is to understand your realistic finished price, not simply the advertised starting price.

⏰ 4. Your Timeline Depends on the Home

A completed inventory home could potentially fit a relatively traditional closing timeline. Building from the ground up is different.

Weather, materials, inspections, labor and other construction factors can affect completion dates.

That gorgeous model home is important but so is everything being built around it.

🏠 New Construction vs. Resale: Which Is Better?

Neither one automatically wins.

New construction may make sense if you value:
Modern layouts, newer systems, energy efficiency, customization, builder warranties and potential financing incentives.

Resale may make sense if you value:
Established neighborhoods, mature landscaping, larger lots, quicker availability or features that would cost considerably more to add to a new home.

Sometimes we'll tour both with a buyer before the answer becomes obvious.

New construction can be an excellent opportunity for North Texas buyers, especially when builders are offering competitive incentives. But buying directly from a builder doesn't mean you have to navigate the process alone.

Before choosing a community based on a model home or advertised interest rate, look at the complete picture: purchase price, incentives, taxes, upgrades, timeline, location and your long term plans.

The best deal isn't necessarily the house with the biggest incentive. It's the home that makes the most sense for you!
